Legal Advice for leasing property

Hi everyone, We need your help please, as Its quite stressful right now,
We currently lease a business property from a Landlord, however an outside company & council wishes to rebuild the properties.

What am I entitled to, considering I still have a 2 year leasing agreement. What about the period it takes to rebuild the property? Will it be up to the landlord to compensate or the company/council?
