Commercial Lease

I have 6 years of a 10year commercial lease left. We are struggling each month to find the rent.Just getting more into debt paying it of. Can anyone advise how we get out? Should we stop paying rent? Should we offer to pay half?

I have decided to try and negotiate with the landlord. Are there any sample letters anywhere?

Hi Philgear,

Your options depend on your lease. You may be able to:

- Terminate the lease, under a break clause.
- Negotiate termination with the landlord.
- Assign the lease — ie sell it to a new tenant.
- Sublet the premises, or part of them.

For more information on these options see the Law Donut factsheet on 'Your options for getting out of a lease': http://www.lawdonut.co.uk/law/premises-law/getting-out-of-a-lease/your-o...

Law Donut also has a set of 18 FAQs on 'Getting out of a lease' which you may find helpful: http://www.lawdonut.co.uk/law/premises-law/getting-out-of-a-lease/gettin...

I hope these are of use and help you resolve your situation to your satisfaction.
